Specified system

Specified systems are the safety and service systems a building is required to have, and to keep working: by its approved plans, the building regulations and your insurer. They need regular servicing, and many need a certificate of compliance or an inspection to stay legal.

*Lifts and escalators are coordinated with your appointed lift contractor.

How compliance works

From handover to certificate

  1. 1

    Installed and handed over

The manufacturer or supplier installs the specified system and hands it over to the building owner.

  2. 2

    Compliance schedule

The building owner compiles a schedule of the specified systems on site: their service frequencies, and by whom.

    1. 3

      Owner's checks and inspections

The owner, or his representative, does the owner's checks and inspections required by the manufacturer, the installer, and the Building Regulations Act or the relevant SANS code.

    2. 4

      Who does the work

Each check, inspection, service or repair is done by the right person.

      Natural personQualified person
    3. 5

      How often

At the frequency prescribed by the manufacturer, the installer or the standard.

      WeeklyMonthlyEvery 6 monthsEvery 50 000 cycles
    4. 6

      Documented attendance

Every service, repair and inspection is recorded on the required Form 12A or job card, with the specific technical data available.

  3. 7

    Compliance certificate

Issued on condition that the inspections are met and documented as prescribed in the schedule.
